Finish-out work lives and dies on schedule. Rent starts, tenants have move-in dates, and the mechanical scope is usually on the critical path. We build to the date.
On most tenant improvement projects, the mechanical work sits squarely on the critical path. Ductwork has to be in before ceilings close, equipment has long lead times, and the balance report is often the last thing standing between the space and a certificate of occupancy. When mechanical slips, everything downstream slips with it.
The other recurring problem is capacity. Landlord shell systems are frequently sized for a generic office load, and the tenant moving in is a restaurant, a clinic, a fitness studio or a company putting sixty people and a server closet into a space designed for thirty. Discovering that during construction is expensive; discovering it during design review is not.
We look at finish-out work with both of those in mind — whether the existing system can actually serve the intended use, and whether the mechanical sequence supports the delivery date. If either answer is no, better to hear it early.
