Georgetown has spent several years among the fastest-growing cities in the United States, and the mechanical work here splits cleanly in two.
Around the historic square, the building stock is old — masonry construction, limited roof structure, tight or shared alley access, and in many cases equipment that has been added onto rather than designed. Retrofitting mechanical systems into these buildings is genuinely different work. Crane access can be constrained, roof loading has to be considered rather than assumed, historic district requirements can affect what is visible from the street, and ductwork often has to be routed through spaces that were never planned for it. It rewards a contractor who surveys carefully and does not assume a standard change-out.
On the other side of town, new retail, medical and industrial construction is going up quickly along the SH-130 and I-35 corridors and around the major retail centers. That work is conventional but schedule-driven, and it competes for the same trade capacity as everything else in the metro.
