A mechanical sub that does not become your problem


General contractors do not need a mechanical contractor who is merely cheap. They need one who shows up when the schedule says, who does not disappear during rough-in, who catches coordination conflicts before they become change orders, and who is still reachable when a punch item surfaces four months after substantial completion.

If a scope is wrong for us, or the schedule is not achievable with the crews we have, we say so at bid time rather than winning the job and discovering it at framing. That is not a sales position, it is self-interest: a job we cannot staff properly damages us more than it damages you.

We work from complete plan-and-spec packages, and we do design-build where the mechanical scope needs to be developed. Either way, the deliverable is the same: a system that starts up correctly, balances to design, and does not generate a warranty call every month for the first year.

How we run a construction project


  1. Bid and scope review

    We read the drawings and the spec section, flag ambiguities and exclusions in writing, and give you a bid you can actually rely on rather than one that grows later.

  2. Submittals and coordination

    Equipment submittals, shop drawings and coordination with structural, electrical and the other trades — done early enough to matter.

  3. Rough-in and install

    Ductwork, piping and equipment set staged against your schedule, with crews sized to hold the dates we committed to.

  4. Startup and closeout

    Full startup, test and balance coordination, commissioning support, O&M manuals, warranty documentation and owner training.

Frequently asked questions


Do you do design-build or only plan-and-spec?

Both. Where a full engineered package exists we install to it. Where the mechanical scope still needs developing — common on tenant work, smaller commercial and some renovation projects — we develop the design, size the equipment against the actual load, and take it through permitting. Design-build usually saves schedule and gets a more practical result, provided it starts early enough.

What size projects do you take?

We are set up for small to mid-size commercial work, tenant finish-outs and mechanical retrofits, plus central plant projects where our chiller and heavy mechanical capability is the reason we are there. We would rather tell you at bid time that a project is outside what we can staff properly than take it and fall behind your schedule.

Can you provide a certificate of insurance and bonding information?

Certificates of insurance are available same day — general liability and workers’ compensation. Send us your requirements with the bid package and we will confirm what we can meet before you spend time evaluating our number.
