Growth along SH-130 and the Pecan Street corridor has made Pflugerville one of the metro’s primary locations for distribution, light manufacturing and large-format industrial space. Most of that building stock is relatively new tilt-wall construction with big volumes, high ceilings and roof-mounted equipment.

Conditioning those buildings is not the same problem as conditioning an office. Ventilation and make-up air often matter more than raw tonnage. Doors that open constantly wreck pressure balance and pull unconditioned air through the envelope. Process equipment adds heat that nobody accounted for at design. Office areas inside a warehouse shell frequently share equipment with spaces that have completely different load profiles, and the result is one area freezing while another never catches up.
